What is Nazaret Rewards™?
Nazaret Realty's buyer program. Qualifying buyers in an exclusive buyer relationship with Nazaret can receive up to 50% of Nazaret Realty's eligible buyer-side compensation at closing, under the written program terms — with full buyer representation.
Is Nazaret Rewards™ a buyer rebate?
Yes. Nazaret Rewards™ is a buyer commission rebate: a share of the eligible buyer-side commission Nazaret Realty actually receives, returned to you as cash back at closing, up to 50%, under the written program terms. How it is applied (for example, as a credit toward your closing costs) depends on your lender and closing agent.
How much can I receive?
Up to 50% of the eligible buyer-side compensation Nazaret actually receives on your purchase. Your Reward percentage is set with you before we commit to working together; the dollar amount depends on the compensation on the property you buy.
Is 50% guaranteed?
No. Fifty percent is the maximum, not an automatic amount. Not every transaction or client relationship qualifies for the maximum Reward. You will know your Reward percentage in writing before you commit.
How is my Reward determined?
Before we commit to each other, Milenia reviews the scope and economics of your search and transaction and offers a Reward percentage. You decide whether the offer and the relationship work for you.
When is my Reward established?
Before mutual commitment — in writing, before you sign the buyer agreement.
Can my Reward change after we begin?
Once we both commit, Nazaret keeps its word. Your Reward percentage changes only under the written program terms — for example, if a lender, closing, legal or transaction requirement that could not reasonably have been known limits it. If that happens, we tell you in writing promptly: before you sign a purchase contract if we learn of it then, and in all cases before final Reward confirmation for closing. The dollar amount also follows the compensation actually paid on the property you buy.
When is my Reward paid?
At closing, as permitted by your lender and the closing agent, and documented in your closing paperwork.
What compensation is eligible?
Only buyer-side brokerage compensation Nazaret actually receives for representing you in your purchase. Listing-side compensation, seller-side performance amounts and marketing funds are never included, and you do not receive a share of compensation earned by any other brokerage.
Can I work with other real estate agents and still receive Nazaret Rewards™?
No. Nazaret Rewards™ requires an exclusive buyer relationship with Nazaret Realty for the covered property search. Our commitment to you deserves your commitment to us.
Do I need an exclusive buyer agreement — and why?
Yes. Nazaret Rewards™ is available through an exclusive buyer agreement with Nazaret Realty. It defines our relationship, what your search covers, its term and each side's commitments; Milenia walks you through it before you sign. A written buyer agreement is also generally required before touring homes with an agent.
