Strategic Pricing & Positioning

Not a number pulled from an algorithm — a pre-listing comparable review and Milenia's local knowledge of your building and stretch of the corridor. No guarantees of price or timing; a disciplined plan.

Buyer Questions, Answered Early

We gather the building documents buyers will ask for — budget, reserves, insurance, assessments, rules — so questions surface before a contract, not in the middle of one. What buyers ask →

Signature Marketing, When It Earns Its Place

For select properties, a custom single-property website with its own URL, cinematic video and more — separately authorized by you, and you pay only authorized expenses actually incurred.

One philosophy. Two sides.

Your property enters the Nazaret Rewards™ ecosystem.

A qualified buyer working with Nazaret under Nazaret Rewards™ may have a meaningful economic incentive to purchase your property, because Nazaret may share up to 50% of eligible buyer-side compensation with that buyer at closing — subject to the buyer's established Reward, the program terms, and lender and transaction requirements. It is not a promise of speed, price or financing.

Nazaret Performance Commitment™

Half of our listing-side compensation is tied to how quickly we deliver.

Our listing-side compensation is divided equally: 50% Base Compensation and 50% Performance Commitment. The Performance clock starts the day your property is listed at or below Milenia's Recommended Price — her written recommendation of the highest price she believes the market will support. From there, time is the only measure: the Performance Commitment is fully available through Day 60, then declines smoothly each day until it reaches zero at Day 160.

Days 1–60

Counting from the day your price reaches the Recommended Price, the full Performance Commitment is available.

Days 61–160

It declines by 1/100 of its starting amount each day. On Day 110, half remains.

Day 160 and after

It is zero. Base Compensation only.

Your price, your choice.

You may list above the Recommended Price. While you do, the Performance Commitment is not in effect and standard listing compensation applies; the clock starts only when your price reaches the Recommended Price. Once it starts, price reductions you choose never reduce our compensation — time is the measure, not price.

What stops the clock — and what if a contract fails?

The clock stops when you accept a bona fide purchase contract. You remain free to accept, reject or counter any offer; if you decline a bona fide offer at or above the Recommended Price, the Performance Commitment is earned in full. The clock pauses for seller-caused delays, such as restricted showings, delayed repairs or time off the market. If an accepted contract later terminates, a new performance period begins at Day 1. Your listing agreement defines every term.

Offered, not automatic.

Milenia decides whether a Performance Commitment fits your listing, and your total compensation is set with you before you sign. Nazaret may decline a listing whose price or terms it cannot support.

Seller questions

Straight answers

Is 6% required?

No. Commission is not set by law and is fully negotiable. Nazaret's own listing policy for homes under $1M is 3.00% listing-side compensation, and we're open about that. Buyer-side compensation is a separate decision you authorize. We may decline a listing on other terms.

What is the Nazaret Performance Commitment™?

Half of Nazaret's listing-side compensation, measured by time. Its clock starts when your property is listed at or below Milenia's Recommended Price. It is fully available through Day 60, declines daily to zero at Day 160, and is earned on an accepted bona fide contract. Price reductions you choose do not reduce it.

What is the Recommended Price — and can I list higher?

Before listing, Milenia gives you in writing the highest price she believes the market will support for your property. You may list higher; the Performance Commitment is simply not in effect until your price reaches the Recommended Price, and standard listing compensation applies in the meantime.

What is buyer-broker compensation, and who authorizes it?

You do. Nazaret recommends authorizing buyer-side compensation equal to the listing side, because a represented buyer — and a Nazaret buyer's Reward — can make your property more competitive. Any authorized amount not paid to a buyer's broker stays with you.

What happens if Nazaret also represents the buyer?

Florida brokerage-relationship rules govern how Nazaret may work with both parties. Milenia explains the applicable relationship and required disclosures before any offer.

Why is Nazaret selective about listings?

Nazaret is a boutique brokerage with a curated approach; it commits its time where it can serve the seller well and where the fit and economics work for both sides.
